Because of that, the City of Victoria requires a Street Occupancy Permit to legally hold curb space, and the application needs five to seven business days. So we file it for you the moment you book.

Downtown Strata Rules

Every downtown tower follows the BC Strata Property Act. For example, Hudson Place One, The Hudson, Orchard House, Shoal Point, and Capital Park all require the same checklist. Do I need a parking permit to move in James Bay or Fairfield?

Yes, for most James Bay and Fairfield moves.

The City of Victoria requires a Street Occupancy Permit any time a moving truck needs to legally hold a parking space on a residential street. Of course, most James Bay and Fairfield homes have no driveway. So we file the permit for you. Then we post the temporary No Parking signage before move day.

One to two weeks for most downtown towers.

Most downtown strata buildings ask for that amount of notice. For example, Hudson Place One, The Hudson, and Orchard House all run their service elevators on a tight schedule, especially during month-end and weekends. So we contact your strata manager the day you book. That way the elevator window is locked in early.

Not during cruise season.

From May through October, Belleville and the Inner Harbour Causeway are clogged with cruise foot traffic, tour buses, and pedestrians. Also, VicPD enforces parking restrictions actively. So we route James Bay moves to side streets like Menzies or Superior. Then we schedule around cruise arrival times.

Mid-week and mid-month.

Tuesdays and Wednesdays between the 7th and the 24th cost the least in Victoria. For example, those days avoid month-end strata demand, weekend cruise traffic, and the busiest building schedules. If you book those days, you also get faster service elevator access. As a result, the total hours billed go down.

Yes, almost universally.

The BC Strata Property Act lets strata corporations require proof of liability insurance from any moving company entering the building. So we provide a Certificate of Insurance naming the strata as an additional insured party at no charge. Then we send it directly to your building manager.

Some Victoria stratas allow weekend moves and some do not. For example, downtown towers in the Hudson District generally permit weekend service elevator bookings.
